Haslett Village Square

An approved Mixed-Use Planned Unit Development (MUPUD) is set to transform the remaining 19.5 acres located at 1655 and 1621 Haslett Road, extending to Raby Road. The redevelopment will feature an integrated mix of residential and commercial uses, aligning with the Township’s vision for vibrant, walkable communities. West Michigan-based developers are leading the project, which is expected to enhance local amenities and contribute to the area's economic vitality.

The project features approximately 23,000 square feet of commercial space along Haslett Road. This includes approximately 9,230 square feet of existing commercial space in the former video store building, as well as an additional 14,000 square feet in a newly proposed structure located near the corner of the site. The residential portion will consist of multifamily units, offering one- and two-bedroom suites for rent. It will also include two-story townhouses with garages and garden-style condominiums with garages available for purchase.

A key public amenity, as a condition of approval, is the extension of the Interurban Trail trailhead at Marsh Road, which enhances community connectivity and recreational access.

To support the redevelopment, the Township Board has approved a Commercial Rehabilitation Abatement and an amendment to the Brownfield Redevelopment Plan. These measures aim to assist with the overall financing of the project. Final approval for the amended Brownfield Plan must be secured from the Michigan State Housing Development Authority (MSHDA).

Building plans have been received at the Township's Planning Department and are currently under review. The developers are targeting a construction start date in Fall 2025.

September 2025

The Township's Planning Department has received building plans for the existing commercial building located at 1655 Marsh Road. These plans are currently under internal review by various Township departments. The proposal includes four commercial suites within the building, along with outdoor seating areas. Developers intend to begin interior renovations and site infrastructure improvements during the winter of 2025


July 2025

The Meridian Township Brownfield Redevelopment Authority reviewed and approved the amendment request from the SP Holding Company, LLC, to include new eligible activities in support of housing units on the project site. The request comes after the State of Michigan adopted new eligible activities for reimbursement through Tax Increment Financing (TIF). The amended Plan will support the construction of 189 housing units, 74 Townhomes and 115 multi-family units on the project site. The project will still rehabilitate the existing 9,230 sq. ft. commercial building facing Haslett Road. The site will also construct a new 14,000 sq. ft. commercial building at the corner of Marsh and Haslett Road. Next steps include approval from the Michigan State Housing Development Authority, pre-construction meetings, and final Site Plan approvals. Construction may occur as early as fall 2025 if all approvals are granted. 


April 2025

The developer and Township staff will address several moving parts to achieve approval from the Ingham County Drain Office. The proposed plan to redevelop the remaining 19 acres at the southwest corner of Marsh and Haslett must comply with the standards for storm water management as determined by the Ingham County Drain office. The Ingham County Road department has also requested an additional traffic assessment to determine traffic feasibility for the C-2 zoned site. The site, previously held as a large commercial shopping center, has a Mixed-Use Planned Unit Development approved by the Planning Commission and Township Board, which is still in effect. Staff are working diligently with the development team and the various approving bodies to ensure the project's success and construction. 


May 2024

Staff met with the development team after the project was delayed due to approvals needed from the Drain office. Plans for the stormwater management have been submitted to the Drain office since the fall of 2023, with no comment received from their office. A small drain located near a proposed building is a point of discussion between the Drain office and the developer. 


January 2024

The complete removal of the previous buildings, excluding the "old Chart Hits" building to the north of the property. Site surface work, remediation, and removal of site contamination will continue on the project site. 


October 2023 

Demolition of the 19.5 acres at 1655 Haslett road commenced in October 2023, starting with the old L & L grocery store and moving east on the property. Elimination of the 25,000+ square foot commercial building and the 5,000 square foot bank on site. The only original building to the site is the existing brick building to the north of the property on Haslett road. This building will remain and become a refurbished commercial/retail space. 


August 2023

The remaining 19.5 acres of the original 40-acre commercial shopping center was recently sold to SP Holding Company, LLC, out of Holland, MI. The SP Holding group is known for their quality residential community spaces and has an approved mixed used commercial and residential concept to support the residential community.

The project includes the demolition of two commercial buildings and two former residential dwellings on Raby Road, as well as the construction of 18 new residential buildings, rehabilitation of a 11,000 square foot building existing at Haslett road, and redevelopment of one commercial building, totaling approximately 291,550 square feet.

Approximately 21,000 square feet of the space will be commercial use open to the public such as food/coffee establishments, community gathering space, and updates to the Interurban Trail. The updates will include year-round bathroom facilities granted to the Township for public use.

Demolition is projected to begin Fall of 2023, with site plans recently submitted to the Community Planning Department for approval. Once site plans have been approved, building demolition may be granted with approval from the Community Planning Department.

The project will be completed in phases for the 19 buildings, moving from one side of the 19.5 acres, to the other. Residents will be informed as soon as leasing options become available for the first residential building. Final completion of the project is set for 2027.


March 2022

The Meridian Economic Development Corporation (EDC) reviewed the current application for this project at their regular meeting Thursday, March 3, 2022 and unanimously supported the request to initiate a subcommittee to review the request of the developer in further detail. The recommendation from the Meridian EDC will be submitted to the Township Board to appoint two members of the Township Board to the Subcommittee for review. The subcommittee will make formal recommendation back to the Meridian EDC for support.

The full site plan will be submitted for Township staff to review and make comments. Should the site plan meet the standards of the Township staff, the formal review of those plans will be submitted to the Planning Commission for their review and approval.

Should the Township Board with recommendation from the Meridian Economic Development Corporation approve the use of the funds (approximately $891,171.93) for that phase of development. Should the Township Board after public hearing approve the use of the MRF for the project, demolition could occur in Summer of 2022 with underground utility work in Fall 2022 and vertical construction commencing 2023.
